Auction lot desk reviews and value-add appraisals
A desk review of an auction lot before you bid: condition, structure, compliance and planning, worked out from the photos and legal pack.
For a terraced house at auction with the legal pack out, a desk review costs from £500, usually no more than £1,000, and takes 3 to 5 working days.
- Fee
- £500–£1,000
- Turnaround
- 3 to 5 working days
What the review covers
- Condition and structural risk summary
- Compliance flags on Building Regulations, fire and past alterations
- Planning history and permitted development
- Refurbishment cost estimate
- Options with outline costs
- Indicative end value from comparables
- Planning risk notes
A review is not a valuation, and it is not legal or investment advice. Your solicitor should review title, searches and the special conditions of sale. Lenders need a valuation from an RICS registered valuer.
From listing to auction day
Send the listing and the legal pack and we quote. The desk review takes 3 to 5 working days, a chartered civil engineer checks the findings, and we talk you through the review before the auction.
What we check against
- Building Regulations
- Approved Documents used to flag compliance issues with past alterations and proposed works.
- Planning records
- Planning history and permitted development checked for the lot.
- Comparable sales
- End values are indicative, from comparable sales.
